Selling your property in Québec City: how does it work with us?
Selling a property in Québec City starts with the right price, based on comparable sales in your area. The Gagné Rheault Team then takes charge of the preparation, the marketing, the showings, the negotiation and the follow-up, right through to the signing at the notary's office. The initial evaluation is free, with no obligation.
What are the steps of a sale?
A sale unfolds in six steps. We guide you through each one, and you always know what comes next.
- The evaluation. We compare your property with recent sales in your area and present a price range explained point by point.
- The preparation. We gather the documents with you: seller's declarations, certificate of location, tax bills, invoices for work done. We also tell you what is worth fixing before the photos.
- The marketing. Your property is listed on Centris®, featured on our website and shared on our social media.
- Showings and offers. We organize the showings, collect the feedback and present each promise to purchase with its conditions, not just its price.
- The conditions. Inspection, financing, document review: we track the deadlines until the promise to purchase is firm.
- The signing at the notary's office. We coordinate the file through to the deed of sale and the handing over of the keys.
What is your role, and what is ours?
A successful sale rests on clear collaboration between you and your broker.
On your side:
- give us the information and documents about the property;
- prepare the property according to the recommendations we agree on;
- tell us your priorities clearly: price, timeline, occupancy date.
On our side:
- set a defensible price, backed by comparable sales;
- market the property and manage the showings;
- negotiate on your behalf and explain every decision you have to make;
- follow the file through to the deed of sale.
How long does it take to sell?
It depends on the area and the type of property. From January to September 2026, in the eight areas we follow, the average number of days on the market ranged from 11 days for a condo in Charlesbourg Est to 66 days for a condo in Old Québec (source: Centris® Statistics). See your area's page for the figures that concern you.
Which professionals are involved in a sale?
A transaction involves a notary and often a building inspector, a land surveyor and a lender. We put you in touch with a small number of partners, chosen for their rigour and their availability.
Frequently asked questions
What documents do you need to prepare to sell?
The certificate of location, the Declarations by the seller of the immovable form, the municipal and school tax bills, invoices for renovations and, for a condo, the declaration of co-ownership and the syndicate's financial documents. We go over the list with you at the first meeting.
Should you renovate before selling?
Not necessarily. Some work is recovered in the price, some is not. Based on comparable sales in your area, we tell you what is worth doing before listing and what can stay as is.
How much does it cost to sell a property?
The broker's remuneration is set out in the brokerage contract, plus GST and QST. Other costs may apply, such as a new certificate of location. Our page “What does a broker cost?” covers it all.
Can I buy before I have sold?
Yes, but the order of the two transactions changes your negotiating room and your financing. We look at your situation with you, and with your lender, before choosing between selling first, buying first or making the purchase conditional on the sale.
