Buying or selling in Old Québec

Old Québec, together with Cap-Blanc and Parliament Hill, forms the historic centre of Québec City, founded in 1608 and a World Heritage site since 1985. The market consists almost entirely of condos, in buildings subject to heritage rules. The Gagné & Rheault Team has recently handled several condo transactions there.

What defines the area

01 The properties

Condos dominate: 102 sales from January to September 2026, compared with 4 single-family homes. The market is slower than in our other areas: 66 days on the market on average, and sales concluded at 98% of the asking price. A seller needs to set the price precisely.

02 A heritage site

Founded in 1608, Old Québec has been a declared heritage site since 1963 and a World Heritage property since 1985. Work that affects the exterior of a building requires prior authorization, reviewed by the Commission d'urbanisme et de conservation de Québec.

03 Tourist rentals

Short-term rentals are tightly regulated. Any rental of 31 days or less requires registration with the CITQ. For a principal residence, a municipal permit is required, with a maximum of 90 nights per year. Municipal rules were under review in fall 2026: check the rules in force before buying for that purpose.

04 Getting around

Métrobus 800 and 801 serve Parliament Hill, and the 807 serves Place D'Youville. The ferry links Québec City to Lévis. The tramway plans two underground stations, Colline parlementaire and D'Youville, with service scheduled for 2033.

Frequently asked questions

Old Québec in five questions

Can you renovate a property in Old Québec freely?

No. Old Québec is a declared heritage site: work that changes the exterior appearance of a building requires prior authorization. Allow four to eight weeks for the review. In a condo, the rules of the declaration of co-ownership also apply.

Can you rent your condo to tourists in Old Québec?

Only under strict conditions. Registration with the CITQ is mandatory for any rental of 31 days or less. For a principal residence, the City requires a permit and limits rentals to 90 nights per year. The rules on commercial accommodation were under review in fall 2026: have them checked before buying.

Do properties sell more slowly in Old Québec?

Yes. From January to September 2026, condos spent 66 days on the market on average and sold at 98% of the asking price (source: Centris®). Every unit is one of a kind: the right price from the start is decisive.

What should you check before buying a condo in an older building?

The syndicate's financial statements, the contingency fund, the maintenance log, work that has been voted or is coming, the rules on rentals and the parking. An insufficient contingency fund can signal special assessments ahead.

How much is my condo in Old Québec worth?

The median price, $362,500 from January to September 2026, says nothing about a specific unit. The value depends on the building, the view, the floor, parking and condo fees. We prepare a comparative market analysis, free of charge, based on sales in your building and in neighbouring buildings.
