What is my home worth? The method, with no shortcuts

The value of a home is the price a buyer would agree to pay today, in its current condition. It is established by comparing the property with recent sales of similar properties in the same area. The municipal assessment and automated estimates give an order of magnitude, not a market value.

How is the value of a home established?

By the comparable sales method. We select similar properties sold recently near you, then adjust for what differs: floor area, lot, garage, state of the renovations, finished basement. The result is a price range, not a single figure, and each adjustment is explained to you.

It is the sold prices that count, not the asking prices. An asking price is what a seller hopes for; a sold price is what a buyer paid.

Does the municipal assessment give the value of my home?

No. The municipal assessment is used to apportion taxes. It reflects the market at an earlier reference date and takes no account of the interior condition of your property or your recent renovations. The gap with market value can be significant, in either direction.

Automated online estimates have the same limitation: they see neither your renovated kitchen nor the roof that needs replacing.

What are the median prices in our areas?

A median price gives a benchmark: half of the properties sold for more, the other half for less. It is not the value of your home.

What makes the value vary?

  • The exact location: the street, proximity to schools and services, noise.
  • The lot: size, orientation, privacy, parking.
  • The condition of the property: roof, windows, kitchen, bathrooms, basement.
  • The type of property and how rare it is in the area.
  • The current market: number of properties for sale and how fast they sell.

What is the difference between a broker and a chartered appraiser?

The broker gives you an opinion of market value to help you set a selling price. The chartered appraiser produces a formal appraisal report, often requested by a lender, for an estate or for a dispute.

Can I rely on my neighbourhood's median price?

As a benchmark only. Two homes on the same street can sell at very different prices depending on the lot, the condition and the renovations. Only a comparison with similar sales gives a reliable value.
